Federal Subsidized Housing For Rent

Many families during the downturn in the economy have lost their jobs and cannot afford their mortgage or rent anymore. These families need subsidized housing. HUD subsidized housing for the benefit of people that cannot afford to pay for housing normally.

Not everyone can live in subsidized housing though. You have to go to HUDs website and look up the requirements for qualification. Your income must be considered low income.

After you have found out whether you can apply for subsidized housing, fill out the application at the HUD housing office. Then when you are approved you can start find subsidized housing.

Some resources you might want to use for finding subsidized housing are the rental house magazines you find at supermarkets or next to bus stops. These magazines can give you a good idea of the subsidized housing available in the area, especially if you are new in town.

Find a realtor who also manages property. These realtors should be managing many subsidized housing and you inquire them about it. If they do not have any subsidized housing that they are managing, they should refer you to someone that does.

Finally, a fast and easy way to look for subsidized housing is online. There are many sites that seek to help you find subsidized housing. Just put in the rent that you can afford and any other information that will help you narrow your choice.

Be cautious when you are look for subsidized housing online. Some people will try to trick you by asking you to send a deposit first. You should always go and look at the subsidized housing first with the owner. Make sure they actually own the place.

Before you move into your subsidized housing, go through with the landlord and point out all the problems that need fixing to the landlord. Have them fix it before you move in.

Guide to Cleaning Your Gutters

There are a couple of different methods for cleaning your on gutters. The methods below are relatively easy and can be done by the do it yourselfer.

Leaf blower usage

1) To use this method you’ll need to get a leaf blower, rope, safety goggles, dust mask, and an extension ladder.

2) To begin with you’ll need to tie the rope to the top rung of the ladder and the opposite end to the leaf blower. When you climb on the ladder and are safely on the roof you can begin rising the leaf blower onto the roof.

3) While on the roof you can blow the debris out of the gutters and off the roof. You should always wear your safety goggles and dust mask to protect your eyes and lungs. When you are done, just lower the leaf blower to the ground.

Using a water hose

1) This method will require a small hand shovel, a ladder, and a garden hose with a sprayer. Use the hand shovel to remove as much debris as possible from the gutters. Place the debris in a trash bag for easy cleanup.

2) Using a water hose with a spray nozzle on the end, from the roof spray out the full length of the gutter from the high side to the downspout pushing the debris. You may need to use a scrub brush for stubborn areas of hardened dirt.

3) Finally, clear the downspouts with a blast of water to make sure all the debris is out. You can use a clothes hanger or plumber’s snake if needed at the bottom of the downspouts.

There are some options to help cut down on the amount of cleanings particularly if your home has many shade trees around it. Many gutter installers now offer to install the leaf guard system or wire mesh over the gutters to protect them from becoming clogged. Just me certain that the system that is installed can be removed if cleaning is needed.

Did You Receive An Eviction Notice? Don’t Do Anything Until You Read This.

The Eviction Laws can be misunderstood by many homeowners and an Eviction Process can be really intimidating for many home owners in default. I received recently, a question from a homeowner in stress:

“If you live in a house and are losing it , have been living in it for 6 months paying no mortgage, will they just show up at our door and say ok you have to leave? or will we get some kind of 30 notice to leave?”

My response was: Nobody can take out you from your home if they dont have an EVICTION NOTICE FROM COURT. Period. You have to know the eviction process under your state eviction laws, though. Some states are into a JUDICIAL foreclosure system and others into a NON-JUDICIAL foreclosure system. The website foreclosurelaw.org has everything you need to know about it.

Generally, this is the whole EVICTION process (some states put different names on each one):

1.- DEFAULT: This period is between the first 30 days to 90 days being late in the payment of your mortgage.

2.- NOTICE OF DEFAULT (NOD).- The 90th day being late, your bank will send you a Notice of Default, stating that if you dont pay, they will send your case to foreclosure.

3.- NOTICE OF SALE (NOS).- When you reach the 120th day being late on your payment, you will receive a Notice of Sale stating when and where will be the public sale of your home.

4. Foreclosure (FC).- After (generally) 2 months of the NOS, the foreclosure sale will be made. Some states take more months for this. (you can stay free at the property)

5. Reinstatement.- After the FC sale, there is a period of REINSTATEMENT, where you can apply to stay more in your property with the reason to find a mortgage that qualifies you to repurchase the property. (It is in around 50% of the states)

6.- EVICTION.- MUST BE AN OFFICIAL NOTICE FOR THIS. When the property is already sold, or the Reinstatement Period is over, you will be contacted by the new owner or a representative. They may offer you CASH FOR KEY if you leave the property the next couple of weeks (or more) in good conditions. If you didn?t leave after 30 or 45 days, the new owner MUST FILE A COMPLAINT IN COURT, to start the Eviction Process and get you out from the property under the eviction laws. Then, you will receive an EVICTION NOTICE from a Judge, stating that if you dont leave on a DETERMINED DATE, the sheriff will go to the property to take you and your family out of the property and lock the doors. You will not be able to take out your belongings after that.

As a consumer, you have rights. You can stay at your home without making payments, until you have a legal eviction.

NO ONE CAN LEGALLY TAKE YOU OUT OF YOUR HOUSE WITHOUT A LEGAL EVICTION NOTICE FROM COURT. EVEN A POLICEMAN OR SHERIFF MUST BRING THAT EVICTION LETTER WITH HIM TO EVICT YOU.

There are a lot of states allowing homeowners to stay into the property up 18 months without making payments to their mortgage. You need to check the laws of your state.

My best recommendation is TO LEARN HOW TO AVOID FORECLOSURE. You can do it yourself. Don?t trust on strange companies that can keep your home for them.

What You Can Do to Avoid Foreclosure

Buying a new home can be a scary process, but in the end, it is very satisfying. There is nothing satisfying, however, about going into foreclosure. Avoiding foreclosure often seems like a futile situation, as many who own a home have no idea what to do when things turn sour. In this economic situation, more and more people are losing their homes.

It is, however, possible to keep your home. If you take the time to learn about the steps that you can take to save your home you will be able to stop worrying constantly about losing your house and start enjoying it.

The first thing that you should do is to not ignore the problem. It’s too easy to just say, “It’ll be fine, and it will go away soon.” Doing this will more than likely cause you to lose your home because it won’t go away unless you take care of it.

Make sure that you contact your lender the minute that you know something is wrong and that you’ll be having a hard time with your payments. Lending agents aren’t in the real estate market and don’t want to own a home; they want to get paid. The sooner you contact them, the easier things will be.

Another big thing you can do is to make sure that you’re making the right financial decisions. Sometimes people will avoid paying their mortgage each month but will go ahead and purchase gym memberships. Aside from paying for your healthcare, paying for your home is the most important expense you can take care of.

Make a list of all of the recurring bills you have every month and how much they cost. This will show you can save money. For instance, if you’re in danger of losing your home, you can get rid of your cable and your memberships. Often just getting rid of these bills is a good way to have the funds you need to stay in your home.

Be careful when it comes to foreclosure companies as well. Many of them are designed to help themselves more than they help you. Instead of wasting time working with a foreclosure company, spend that time and energy working with your mortgage company. You will get much better results.

Also, make sure you know what rights you have in regards to your home. There are a number of rights that people who own a home have, especially when it comes to foreclosure. You can get a copy of foreclosure laws from your State Government Housing Office which may be the best way to get informed enough to be able to negotiate with your mortgage lender.

The only way to avoid foreclosure is to take an active role in making sure that you don’t lose your house. As long as you jump on the situation, learn to budget your money, and learn what laws apply to you, you will be able to stay in your home. When it comes to the mortgage world, the more you know and the faster you act, the better off you’ll be.

How to Rent Low Income Apartments

Low income apartments are apartments that HUD pays part of the rent to the apartment owners and the renters pay the remaining portion. HUDs program lets people who can not pay market rent to live in better apartments.

To find out your qualification level for living in low income apartments, contact HUD or visit their website. Their website has information that you will need to determine eligibility. In order to live in low income apartments, your yearly income has to be below a set amount which is established by HUD.

Once you have determined that your income level is within the guidelines for living in low income apartments, go to a housing agency and fill out their application. After application approval, you can apply for low income apartments for rent.

Go to HUDs website for a list of low income apartments for rent. They allow you to search for apartments by city. You can also use other third party websites to search for low income apartments. These websites have extra features such as letting you search by number of bedrooms, area code, rent, etc.

Another option you might employ is to do a drive by of low income apartments in an area that you have interest in living in. This will give you a quick overview of the apartment and its surrounding.

Once you have discovered a few low income apartments that strike your fancy, go and have a look. You will want to find out if the neighborhood is the place you want to live in.

Look inside the apartment that you will be renting and see if there are any problems. If there are problems, you should take note and let the landlord know so they can fix it before you move in.

You may have to wait on the waitlist for a low income apartment. This is because some places have a lot of people that want low income apartments but there are not enough. In this situation, be prepared to wait up to a year before you move into your low income apartment.
